Commercial Real Estate Insurance
Whether you’re a landlord or a building owner operating your business on-site, there’s more to consider than just insuring the bricks & mortar. Protect your building, its systems and equipment, the rental income it generates and your liability exposures with a customized commercial policy from Blair Insurance.
We will start by discussing how you use your building. We’ll then help assess the risks your property is exposed to, advise you on how to minimize those exposures, and suggest cost-effective solutions to transfer financial risk away from you.
An important step in the process involves evaluating your rebuilding cost. You should be aware that there are three ways to insure your building: replacement cost, a stated amount, or on an actual cash value basis.
REPLACEMENT COST BASIS
Rebuild or replace the damaged part of your property with materials of similar kind and quality, without deduction for any depreciation.
STATED AMOUNT BASIS
Rebuild up to an agreed or stated amount. The insurance company, providing conditions are met, will waive the coinsurance clause on the property.
ACTUAL CASH VALUE BASIS
Take a depreciated value (through use, ageing, deterioration) in the rebuilding or replacement of the damaged part of your property.
In terms of coverage, there’s more to consider than just the structure. One of our qualified experts can explain the coverage you need and the options available to you to satisfy your protection needs on your budget.
